The Move-Out Cleaning Checklist Landlords Actually Use

Most tenants lose part or all of their security deposit to cleaning charges — not because they're dirty people, but because they don't know specifically what landlords check. Property managers work from a standard list, and if even a few items are missed, deductions follow.

This is that list. Go through it room by room before handing over your keys, or book Bright Broom's move-in/move-out cleaning service and we'll cover all of it.

Kitchen Checklist

The kitchen is where most deposits are lost. Landlords spend the most time here.

  • Inside the oven — racks removed and cleaned, oven walls scrubbed, door glass cleaned inside and out
  • Inside the refrigerator — all shelves and drawers removed and washed, interior walls and ceiling wiped, door seals cleaned
  • Inside the microwave — ceiling, walls, rotating tray, door
  • Inside the dishwasher — door seal, filter, interior walls
  • All cabinet and drawer interiors — crumbs, spills, liner replacement if provided
  • Cabinet and drawer exteriors — fingerprints, grease film, drips
  • Countertops — under the toaster, coffee maker area, around the sink
  • Sink and faucet — inside drain area, faucet base, under the rim
  • Stovetop — burner grates scrubbed, drip pans, control panel
  • Range hood filter — grease-soaked filters replaced or cleaned
  • Backsplash — splatter, grease film
  • Bathroom Checklist

Bathrooms are the second most inspected area and the most likely to show visible issues.

  • Toilet — under the rim, bowl, exterior, tank lid and handle, floor around base
  • Tub and shower — soap scum on walls and floor, grout scrubbed, door tracks, shower curtain rod
  • Sink and faucet — bowl, around the drain, faucet base
  • Mirrors — full clean, no streaks
  • Cabinets — medicine cabinet interior, under-sink cabinet interior
  • Floor — grout lines, corners, behind the toilet
  • Exhaust fan — dust on grate removed
  • Living Areas and Bedrooms

  • Floors — carpet vacuumed, hard floors swept and mopped, stains treated
  • Baseboards — full scrub throughout all rooms
  • Window sills and tracks — dust, debris, insect remains
  • Blinds — all slats wiped (horizontal and vertical)
  • Ceiling fans — both sides of all blades
  • Light fixtures — covers or globes cleaned
  • Closets — shelves, rod, floor, corners, closet door tracks
  • Doors — fingerprints on both sides, door frames, hinges
  • Light switches and outlets — covers cleaned
  • Walls — scuff marks and handprints addressed (minor marks: magic eraser; damage: disclose)
  • Laundry Area

  • Washer drum — wipe interior, clean door seal
  • Washer exterior — all surfaces, behind if accessible
  • Dryer drum — clean interior, remove any debris
  • Lint trap — cleared and cleaned
  • Dryer exterior — all surfaces
  • Areas Tenants Most Commonly Miss

According to property managers, these are the items most frequently skipped and most frequently deducted:

  • Range hood and filter — most tenants skip this
  • Inside the oven — light surface clean is not sufficient; walls and racks need to be scrubbed
  • Grout in bathrooms — especially shower and floor tile
  • Closet interiors — shelves, corners, floor in each closet
  • Window tracks — full of debris in nearly every rental
  • Ceiling fans — both sides of blades, not just a quick wipe
  • Behind/under large appliances — refrigerator and stove if they were left in place
  • Should You DIY or Hire a Professional?

DIY move-out cleaning is possible, but it takes 6–12 hours for a standard 2-3 bedroom apartment when done to the required standard. The cost of a professional move-out clean is almost always less than a full security deposit deduction — and professionals know what landlords check.

Bright Broom's move-out cleaning service covers every item on this list. We clean to landlord inspection standards and our clients consistently recover their full deposit.
